Selling your exisiting home to buy new construction?

Remember that new construction does not necessarily mean ‘sound construction’ and a higher price does not necessarily mean a higher quality. Going direct to the builder is not always the best option as the builders sales rep will be looking out for his bottom line and protecting his company’s best interest. Consider using an agent who can help you determine if there are association fees, easements, restrictive covenants, liens, property taxes, school district info, etc.
Remember, as your buyers rep, we represent your needs solely and our fees are paid by the builder and already a line item cost of the home which they will not ethically remove even if you don’t have an agent. If a builder tells you they will discount if you don’t bring representation… well… there is typically a reason a builder doesn’t want you seeking professional advice during a transaction and those reasons rarely benefit you!
